Mike, you are correct in assuming that we have propane and electricity only. Our propane is at $2.34 a gallon, but our electricity is only $.106 kwh.
We are also heating a little over 4700 sq feet, and because of the layout of the house, 2 stories and 4 levels, with most of it being open its diffuclt to isolate the heat.
We have decent spray in insulation in the attic area as well as in all the exterior and interior walls. But I think your idea on getting the house checked for leaks is something we need to do, we have over 20 large windows upstairs alone, and I'll bet I have air coming into some of them, I also noticed last year during a particularly cold evening that I could feel some air coming in through a wall socket.

This is one place where electrical heating can really save you some money. The plug on the heater cord stops the cold air from coming in

I am a Canadian hvac journeyman now living in Concord, California and by far the most efficient way to heat your house is by a heat pump. Gas is a frickin rip off here regardless if it is peek time or not. The cost per therm is about 30% less if using electricity. You should check out the Mitsubishi city multi unit that can run heat and cooling simutaniously and without ductwork which also robs efficiency. Being from California you know well that it can get cool at night and in the mornings but by 1:00pm it can be 20 degress F higher. I went to a training class in Chicago for installing this product and it was running a 8ton heat pump with four afan coils two in heating mode and two in cooling mode and was drawing only 9amps! It is more expensive than a typical heat pump but the payback is only 20months in California-I feel your pain with the PG&E bills!

Craig, I do agree that Mits is the leader in ductless split Heat Pumps. Amazing product, but the issue has always been the huge capital cost. They are a mint and a half, (and the CityMulti was really designed for commercial applications)

Wouldn't it make more sense to add a regular 19SEER/9.5HSPF heat pump to his existing propane furnace and do the whole house? He'd lose about 10% efficiency from the ductwork, bringing him down to the 16/8.5 rating of the ductless Mits. (and about half the investment)

As a side note, up here it is the exact opposite. Heating with natural gas is about half the cost of heating with electricity. Figure about $1200/yr to heat 2500sqft plus 1000sqr bsmt. (3500 total)
