Hand the rent check in a day late, its refused and I get a nasty form threatening eviction if I do not pay by bank draft or money order within 2 weeks.

7 years, never caused any problems and this is how I get treated.

Considering the apartment down the hall got torched last week and the guy before was running a house of prostitution, you would think they would be happy to have a tenant like me.

I had planned to tough it out here for 2 more years until my son was out of high school so I had more flexibility in where I live, but I think I need to get out of here.

That really sucks, not much you can do about it other than move. I would hand in the money order/bank draft on the 13th day and be sure to get a hand written receipt from him with it stating the month the money was for, just to cover your butt.

Thanks Ken. I am inclined to leave at the end of the month since they already have the last month. Technically I need to give 60 days notice so I guess I need to consult a lawyer on the situation. Sigh...

Bruno. The people that run the building are really nice and are upset that they may lose a good tenant. If I decide to tough it out, I do have a rather long list of things that I will demand they repair and will be more than happy to call the health department the first time they let the dumpster overflow, as has happened in the past.

I think you are right. If I have to stay beyond the end of the month, I will defintaly make sure any payment is properly docmented.

It sucks when years of good behavior are rewarded by a total lack of faith.

Now, just for the sake of interest, I'm betting a heat gun around the corners and ceiling does a good job of making it look like the apartment is well overdue for a paint job without looking like tenant damage. He/she will lose a week's rent or so as they repaint. I'm not recommending this, just speaking imaginatively...

Seriously though, if the parking lot of your bldg is where your car was violated last fall, and there's other criminal activity going on there, you probably should leave anyway.

You say the owners are nice. Is it a mgmt. co. that's being the a-hole here? Does your province have any real tenants' rights laws? I'd check it out.

I used such laws to repeatedly screw a shithead landlord. Every time he'd send a rent increase, it didn't come certified mail, like it's supposed to. I got him on that twice in housing court.

And, in cases like this, I think you should have blanket permission to spell out 'fuck,' even in the subject line.

The car break in was a crime of convenience. I didn't lock the car. Probably local kids, and I think you get this sort of thing in all neighbourhoods. This may be a blue collar neighbourhood, but its a far cry from a slum.

BTW, the owner is a shithead, the supers are good people.

Over the last couple of days I have done some reading on the Landlord tenants act and they are doing things by the letter of the law.

I've been looking at other options in the area, unfortunately the location here is ideal. There are buildings either side of me owned by other people. Unfortunately there is nothing available in either. I would move there in a flash if there was something open, as they are in better shape and don't seem to have the turnover issues this place does.

I'll be looking at a couple of other places tonight if I can.

I do need to talk to my son. He is the only reason I still need to be in the area at all, so I want to make sure he is ok before I move somewhere else.

That may well be the owners 'slum landlord' idea, but he's not making money on it. I'm sure evictions are not cheep and always having one or two units open probably eats up a lot of his profit. Some people are just plain stupid.

I can find other places for $50 a month more where the actually do credit and reference checks and keep the rif raf out.

I'd stay at least one more month and take the bastard the rent in Canada's "pennies", just bags full and hand themm over in person.
