I know that many thing built out of code can remain when sold. The buyers just need to be aware and OK with it. I know I'd prefer a room to stay vs, be ripped out on a given property I was considering. It does not add the value a regular room would for sure, but for many would be more valuable than a comparable sized home, but w/o the extra room.

Of course, be sure to get rid of the Meth equipment and all traces of the chemicals. That may ward off some buyers. ;\)

Well we knew going in that it wasn't to be listed as sellable square footage, but what we weren't told till after signing the papers, was that strata wanted the rooms gone. Reason being is that Strata fees are assessed on square footage and now ours has technically more square footage than a 3 bedroom. But the 3 bedroom owners would pay more monthly. So there's a lot of things that need to be sorted out before we move. We actually ended up paying about $10k more for our place because of the extra room, and was going to be a 'bonus' to whomever we sold to in the future. Figured we'd at least make that money back when we sold, but not anymore. \:\(

Bummer on that. :o( I'm just going thru a refi right now. The 'appraised' price is brutally low. The 'preliminary' estimated appraisal was at 42% off the 2006 highs! Crap. The official appraisal came in at 35% off that '06 high. Strange to be relieved at only a 35% value decline! Ce le vie (sp?)

I always look to what I can appreciate, like having equity to be able to refi! There, but for the grace of (insert deity of choice or not ;o), go I.
