Living in an apartment I was in a similar situation about buying a receiver and decided the Denon 2807 factory refurbished was my best bet to last for a few years. The MultEQXT does a good job helping the speakers blend together around the whole room.

The only thing I don’t like about it is that the setup screen doesn’t display on the TV with an HDMI connection. I didn’t spend much time researching it because I just hooked up component connection for calibration. Now I just mostly use the LED display on the receiver when changing settings though it was not as intuitive to learn since the manual shows the on screen pictures.
